Berksaw Active Property Care is a planned property maintenance service. We look after buildings on a schedule instead of waiting for the phone to ring, so small faults get dealt with while they are still small.
Why we do planned property maintenance
Most property problems are cheap on the day they start and expensive six months later. A blocked gutter, a tired door seal, a smoke alarm nobody has tested — none of it is urgent until suddenly it is. The only real difference is whether anyone was looking.
So we book the visits in advance. Every round follows the same written checklist across four areas: property maintenance, repairs and improvements, safety and compliance, and clean and green spaces. Routine items get done on the visit. Anything bigger gets quoted before a tool comes out.
What planned property maintenance includes
- A free first survey. We walk the property with you and write down its actual condition. You keep the notes whether or not you book anything.
- A care plan for that building. Visit frequency and checklist set by what the property actually needs, not by a standard package.
- Visits that happen anyway. We turn up on the agreed dates whether or not you have reported a problem.
- A report you can read. What we checked, what we did, what we are watching, and what needs a decision.
What we are not
We are not a gas, electrical or structural contractor, and we are not an emergency call-out service. Where a job needs a certificated trade we identify it, say so plainly and refer it on. Being straight about that is exactly why the reports are worth reading.
